We tried, but couldn’t sell Crest for $35.00 a Tube!

Procter and Gamble just fired us. They gave us the right to sell Crest for $35.00 a tube for the last six months and we didn’t get one offer. The market is bad, we knew that, but we advertised the hell out of it. They said we’re through, and now they’re going to give this opportunity to someone else (oh darn!).

“But we do advertising better than anybody”, we told them. “You didn’t produce”, Procter growled as Gamble snarled through grimaced, Crest -streaked pearly whites, “You didn’t advertise it Right!” (They are such a lovely couple.)

We can’t, for the life of us, figure out why it didn’t sell. Lets see how we advertised it, and maybe you can tell us where we screwed up.

Internet:
80% of all people with a toothbrush look here first. So this is where we targeted our advertising first.

We hit all of the usual and customary sites, including Who’s Who in Luxury Toothpaste and Luxe Dental Portfolio.
We even put it on Craig’s List.
A also did a custom Website with a virtual tour of a good mouth brushing and a Dental Tips Blog.

The Dental Registry (DLS):
We’re all over it, and Dental.com (DAR) too.

Television:
We did co-branded television and print campaigns. They were saturative, and based on focus group findings of what people most expect in their high-end toothpaste.

Campaign spokesanimal was Bugs Bunny.
Footage of Bugs had starlight filters on his two front teeth, which sparkled a plenty from every angle.
Featured celebrity endorsements from Mr Ed, Francis the Talking Mule, Bucky Beaver and a cable television special targeted to the youth demographic of Butthead getting his braces off. (Like Butthead, we still couldn’t score.)

Magazines:
Coordinated print campaign that ran concordant to television spots.

Bugs was featured first, with teeth prominent in all print ads. (Starlights added graphically to teeth.)
Included Scratch and Sniff Pages in Vanity Fair, Cosmopolitan and other high profile publications.

Newspapers:
National PR campaign to generate news, plus “Name That Rabbit” contest in local newspapers.

Direct Mail:
Postcard campaign to everyone in our data base who has a mouth.

Grocery Stores:

Point of Purchase Displays.
End Aisle Free Brushing stations w/ teaser samples.

Whew:
We were exhausted when it was all over. No stone was unturned in our effort, yet no sales.

What Did We Do Wrong?
That is the question. And we have no idea.

With everything we did, why could we not sell Crest for $35.00 a tube?
What can we do to stop Procter and Gamble from giving someone else this opportunity?
What does selling Crest for $35.00 a tube have to do with selling a house?

Just Who is this Active Rain Mystery Music Guy?

It was like we went to different schools together.

Well, we of course had no idea. We thought The GUY was coming to lake for a relaxing labor day weekend. The highlight of the trip, we thought, was to be that boat ride we give to every AR person who comes to visit.

But on the way to the boat, we found out that the GUY is a musician. A very good musician. An excellent musician. Lets just say we found common ground. Here on Active Rain we normally find kindred business spirits, but this was more. It's more like we found soul than business, like the difference between the head and the heart.

The video here is what happened when Mystery Man, and his much better half, walked into Gary's recording studio. With all of the guitars, basses, keyboards and amps all about, it was like being in a toy store, so sayeth The Guy.

It just so happens we've been knee deep in learning things video, a rather tedious process, and we got that little Flip camera to capture the moment. It's all impromptu, of course, and what's here is more fun and excitement; a jam, picking and noodling, rather than anything supposed to be good. Like a performance.

The truth is The GUY is a world class guitar player, and an excellent singer and songwriter. She, lets call her Debra, has the voice of an angel, as you can immediately hear as soon as she hits her first note. Even while relaxed, sitting on a couch and just having fun as she is here.

But this is more of a video exercise for us than much else, and it was just too much fun to pass up and not share. There is a moment when The Guy realizes he's on camera, but not before. It's when he laughs, and you can see him surprised.

Because The Guy is so good, and so much fun, lets go here to hear just how good he and his wonderful wife are. Please also check out his song "Realtor Blues."

And heres a song of Gary's, and another. These came from the band I put together and managed for him in Austin some years ago. (To say that there were a good band is understatement.)

We hope you enjoy this as much as we did, and that you let The Guy know, if you didn't already know about his terrific talent before.

Oh yes, before we forget, it appears there are qulite a few other AR musicians in our midst, particularly lurking about the main AR office.

There's another who our flip is sure to get. Just as soon as we meet up next. Then he's ours... even if it makes him crabby. Stay tuned, and thanks.

Short Sale Tales... and Short Order Cooks.

(LAKE TAHOE REAL ESTATE BLOG) Our recent follies with short sale departments at various banks, and particularly those with 3rd party servicing companies, have led us to one inescapable conclusion. The people working there today all worked at McDonalds yesterday.

The idea that they are working, these short people, is a misnomer. Its the fast food industry meets the housing industry, and the result is not gradual coronary thrombosis, it’s instant paralysis... from head to toe.

It’s like the primary hiring criteria for short sale employees is a pronounced cranial vacuity, one so vapid that one does not understand, nor care, that spending time somewhere is not work.

Nor is work not answering the phone, not returning phone calls, losing documents hourly, not remembering what you, or anyone else in your company said yesterday, or anything of the sort.

An Example :
Here’s an example, and then lets solve the problem... for both short sale departments... and McDonalds.

We have a listing that is a short sale. It took the owner 6 months to get his bank, through a 3rd party servicing company, to allow it to become a short sale in the first place. (We won’t name the company, but you might find it here.)

Part of the short sale approval process included an appraisal ordered by the bank. From an appraiser who does not work in this area, who does not have experience with appraising value here, who called us to help him. And then overvalued the property by at least $50,000.

But rather than tell the Owner, and thereby us, the bank either never looked at the appraisal in the first place, forgot about it completely, or decided for some unknown vacuous thinking reason to keep it to themselves, like one would keep a secret formula... for, well... a Sausage McMuffin or something else of world changing importance.

So we get an offer on the house. A fair one. Three months ago. And we fax all of the documents to the short people daily, and we call them daily. And it’s like ordering in the drive-through lane, expecting to hear something, somebody, anybody on that little speaker... when McDonalds is closed!

All the while, of course, and its understandable, the buyer and the buyers agent want to know if their offer is accepted. One for hundreds of thousands of dollars. But the short people just can’t be bothered to respond. Apparently they are so busy not responding to other people they can't respond to us. (It's like a Joseph Heller novel, only more absurd.)

Finally we get a breakthrough. We find one of them, six weeks into the fiasco. “I can’t talk to you,” the short person said, “I need written permission from the owner.” She was unimpressed when we explained that we had sent it daily for weeks on end... with no response.

She was equally bored that we had an offer where time was of the essence. In fact, Ms. Snippity Short would not give us her email address, the address of her office, a direct phone number, or anything to help us give the company she doesn’t-work for real money.

Obviously it’s had to find incentive with a paid-by-hour mass of incompetance posing as an employee.

Two weeks later, we find out that they will only accept the appraised value. The one done by the appraiser who doesn’t work around here. So the long and short of that offer was the buyer just went away. And the house now sits.

Adding Insult to Injury :
Here’s what’s going to happen, and it’s not an isolated incident. This is happening much of the time all across this country. The house will become bank owned. The short people will pass it on to the banks REO department, which will then get it appraised again.

They will also “fire” the listing agent, who did their job correctly, get a new listing agent, one they've probably never met before, and put it back up on the market... for much less than the offer that the short people either rejected, or failed to respond to at all. (Heller would roll over in his grave.)

That’s right folks, the bank, and whoever would have thought it, has people posing on their behalf who will turn down more to take less. Come to think of it, McDonalds employees are much smarter than that. (Instead, we’re now thinking short people must come out from under rocks at the perimeters of deep, dark forest ponds.)

It appears that the short people don’t share with the REO people. That would be too easy, and this is not a case of the right hand not telling the left hand what it’s doing. It’s a case of the right hand not knowing there is a left arm.

It’s like the CIA, the FBI, the Department of Immigration and Homeland Security not sharing information with each other... and then still claiming defiantly that they are in the intelligence business.

The Solution :
So the solution is simple. First, lets get rid of short sale departments all together. Then lets put Ronald McDonald in charge. It will be a step up, after all. And it’s always better to put a clown in charge who knows what he’s doing, than a hand-me-down clown who doesn’t. (They may be a seque into politics here, but we’ll pass.)

Then lets get McDonalds to handle all short sales in store. We’ll have the realm of short order cooks run the show. They’re efficient, like a machine, meeting and fulfilling customers and their needs everyday. (You gotta love it.)

It will start in the drive-through lane. “I’ll have a Big Mac, a Quarterpounder... and a House,” we’ll say into the microphone, and a voice in the little speaker will instantly chime, “would you like the house supersized?” (Already, I’m Loving It!)

If one goes inside, the usual McDonalds offerings will all be up there on the backlighted overhead menu above..., along with the featured short sales of the day.

We’ll step right up and say something like, I’ll have a number 4, a number 2, and the 3BD rancher with the pool. Efficiently the person behind the counter will ask, “for here, or to go?”

“And an apple pie on top,” we’d remember, and voila, the person is at the cash register, keying in the order, and then would say, “that will be three hundred sixty-three thousand dollars... and sixty-five cents.” (Are you lovin' it more?)

It’ll be perfect. Done in an instant, and there won’t be any falderal, no miscommunication, or lack of it, no passing the buck, or not getting the buck at all, with this solution. Every happy meal, and every transaction will be immediate, and wonder of all wonders, none of the McDonalds employees will turn around, keeping secrets from their manager, and sell a Big Mac for less.

Because all McDonalds employers can recognize a bigger number from a smaller one, even if its money. If banks would just remember that alone when it comes to short sales, what a much more understandable world it would be.

This is, so far as I can tell, a 3rd party REO servicing company. They want $299 a year to "belong" to their vendor network.

Customer support people who answered phone were friendly and helpful, but... I could not get a fix on this one.

Has anybody registered with this company, and if so, has it been worthwhile?

The Money Tree Referral: Scam or Not?

One would think that a company like Money Tree would have better things to do. Well, apparently not; they've got time to waste, so it appears, which is what an email we just got from them sugests.

It also suggests a lack of candor. Misrepresentation. And a breech of our ethics. But who's counting?

It seems idle time makes for a devil's workshop at Money Tree too, at least so in their Topanga Canyon Branch in Canoga Park, CA.

From the missive below, one would think they've got bushels of marketing geniuses with little else better to do than think up ways to fleece real estate agents... the very people whose work it is that produces business for them. (Maybe they're just near sighted geniuses!)

So here's what we just got from the Money Tree think-tank. An email with this subject line:

"I have a referral in South Lake Tahoe." (It was from Robert Beck, Sales Manager, The Money Tree.)

Now we don't want to suggest that we were fooled by this. We knew it was nonsense right away. But the point is there is a professional understanding of what the term "referral" has in our industry. (If they had used the term "lead" we would have just deleted it.)

So we called them, 5 times before someone actually answered. "I understand you have a referral for me", I said after introducing myself. It was the assistant to "Mr. Beck", Ms. Eager Referral, that I was talking to.

"Oh yes, we do", she said while I envisioned a big, wide disengenous smile. "Great", I replied, like I believed it. "Let me look it up for you:, she replied assistant-perfectly.

"How long have you been a real estate agent?", she asked. "Long enough to get a referral from your Comany", I answered, "do you have a referral for us or not?"

"It's just a simple question, Mr. Beck wants to know", she said. "I have every real estate credential available", I responded, "is it your company policy to give out referrals to inexperienced agents?"

"No, it's not", she replied, smile waning, "I'll have to get you to our Nevada sales manager who has the referral."

"Terrific", I said, "that would be wonderful", while playing solitaire on my computer screen.

"We charge a 10% referral fee", she said.

"The industry standard is 25%, maybe more these days," I responded, "why is your company charging significantly less for a referral than our industry practice?

"Well, we do charge an upfront application fee", she chimed.

"Over my dead body", is all I could get out before Ms. Money Tree referral assistant hung up on me, obviously not as eager and cheerful as she was before.

So what do you think? In these market times, is this fair play from the mortgage sector? It sure seems to me that the email I got from them was to sell "a small application fee."

Why would someone only charge 10% for something that could charge 25% for if it were real? I wonder if we missed something here, but I don't think so.

(LAKE TAHOE REAL ESTATE BLOG) Here's a summary of all key real estate market indicators for South Lake Tahoe, CA.

Demand has increased slightly, which is consistent, not remarkable, for this time of year. Supply is up.

There are 10 fewer homes in escrow than there were at the end of June.

And prices are getting better for Buyers.

Demand :

There has been no increase in demand in the last 30 days: 32 home sales in the last 30-days.
We normal ly see increases in buying appetite this time of year.

Supply :

There are 495 homes for sale right now.
At current market performance rates, it will take 16.4 months to sell all of them.

Escrow :

There are 58 homes in escrow at present.
There are 10 fewer homes in escrow than at the endo f June.
The median price of current homes in escrow is $429,000.

Prices :

The Median Sold price for all home sales in the last 180 days is $380,000 .
Median Sold Price declined throughout all of 2007. That is continuing thus far in 2008.
There is a 17.3% reduction in the Median Sold Price since 2006.

Absorption :

The current average monthly absorption rate is 30.2 home sales per month (last 365 days).
The South Lake Tahoe, CA real estate market averaged 31 home sales per month in 2007.
